FedEx Case Study
ICE Fortress: 2" SPF roofing removed most ice issues over offices. FedEx chose not to insulate the warehouse of this site — the areas treated with spray foam showed dramatic improvement in ice management.
Spray foam roofing proved effective at eliminating ice damming issues on treated sections of the building.

Current Roof Conditions
Photographic evidence of the current roof conditions at the Linde Gas facility. Rust, expired coatings, debris, and damage are visible across the majority of the roof surface.
Edge Banding & Gutter Alterations
Edge banding / gutter alterations have caused damage. Debris present, especially West side of roof.
Rust Across Panels
Rust evident across many panels. Stacks in fair condition.
Expired Roof Coating
Roof coating has expired, screws have been coated on going. Debris present.
Organic Growth at Stacks
Roof coating has expired, screws have been coated recently. Organic growth at base of stacks.
West Edge Damage
Damage along west edge of roof due to falling branches. North edge of building.
Expired Coatings & Seams
Roof coatings have expired. Seams have been maintained. West roof line showing stacks.
SE & NE Views — Rust Evident
South East view, rust evident on most panels. North East front view.
Inspection Conclusion
Based on the comprehensive roof inspection, the following conclusions have been reached.
Expired Roof Coating
Roof coating is past end of useful life. Rust developing on ~70% of the roof.
Severe Rust — Rear Entrance
Rear roof over back entrance is badly rusted (no photos available).
Full Roof Restoration Required
Roof requires a full roof restoration to avoid replacing roof panels in the near future.
Spray Foam Insulation
Spray foam insulation on both walls and roof to eliminate ice cycles and reduce HVAC load spend.
Remove Ineffective Insulation
Remove ineffective insulation from warehouse and dock areas.
Roof Recommended Actions
A systematic approach to restoring your roof and maximizing its lifespan.
Power Wash & Clean
Power wash with WAC2 cleaner and degreasing agent, rinse. Remove failing coating, organic growth, dirt and debris.
Apply Rust Inhibitor
Apply Rust inhibitor to pacify rust on R panels across entire roof. Cleaner etches panel for adhesion.
Spray Foam Insulation
Apply 2" (R15) 2.8lbs Spray foam to insulate and reduce / eliminate ice.
Service Stacks
Service all stacks with flashing grade caulking.
Base Coating
Apply base coating at 2 gal per square (10x10).
Reflective Top Coat
Apply Acrylic highly reflective top coat at 2 gal per square.
Annual Maintenance
Maintenance agreement annually to uphold warranty.
Interior Recommended Actions
Interior insulation upgrades to seal in conditioned air and eliminate drafts.
Remove Old Insulation
Remove old Metal Building Insulation from dock and bottle room / back office.
Spray Foam Exterior Walls
Spray 2" closed cell spray foam on all exterior walls to seal out any drafts and seal in conditioned air.
Apply Fire Barrier Paint
Apply "DC 315 No Burn" intumescent paint on all exposed foam walls in warehouse per MI code. (White, grey or black)
Above Ceiling Insulation
Spray exterior walls above the drop ceiling in office areas, 2" closed cell spray foam.

Warranty Information
We highly recommend our maintenance program. Lake Michigan Spray Foam (LMSF) will perform maintenance on your roof.
With Maintenance Program
Gold Shield Warranty with annual maintenance. Covers workmanship and product issues at no cost. Annual inspection with pictures and checklist. 15-year warranty.
Without Maintenance Program
Material Warranty is 10 years and Labor Warranty is 2 years from date of completion. Warranty and maintenance are only for sections completed by LMSF.
Annual Maintenance Cost
$450 annually — Includes through roof inspection for ice, snow, hail, wind damage, dirt build up, cracked boots caulking, or damage caused by other trades. LMSF and customer will agree to maintenance each year before inspection is completed.
